Preferred Buyer Pledge

This pledge describes details of our relationship. Read carefully.



Mike Martin guarantees you the following services:

  1. I will be strictly accountable to you. I will be loyal, thoroughly professional and confidential in all matters related to this transaction.
  2. I will continuously search the Multiple Listing Service for all homes listed by all real estate companies to make sure you know about every home for sale in your price range.
  3. I will arrange private showings for any and all homes you wish to see.
  4. I will represent you in the negotiation and purchase of any 'for-sale-by-owner' home or new construction home.
  5. When you find the right home I will explain all pertinent real estate documents to you. Together we will prepare an 'offer to purchase' that is in your best interests.
  6. We will discuss strategies about an offering price based on market analysis, terms, possession date, home loan terms, interest rates, down payments, repairs, and counter and multiple offers, among other items.
  7. I will write and present any offer on your behalf to a seller's agent, to a cooperating 'for-sale-by-owner' seller or to a cooperating builder and always negotiate in your best interests to get you the best terms possible.
  8. I will answer your questions or direct you to those agencies with the information you seek.
  9. I will recommend reputable service providers for home inspections, title insurance, home warranties and repair work for you to choose from, coordinate all inspections and appraisals and supervise the closing process.
  10. I will help you find and secure a home loan. I can arrange a free, no-obligation meeting with a reputable lender.

In return, I ask you to agree to:

  1. Immediately seek pre-approval from a lender.
  2. Notify Mike Martin of any listed homes you wish to inspect.
  3. Promptly inform Mike Martin of any changes in timing, requirements or other critical information, which would affect our mutual agreement.
  4. Enter into all contracts in good faith and make every effort to meet deadlines and clear contingencies as required by contract.
  5. Inform sellers, sellers' agents, 'for-sale-by-owner' sellers and builders that 'we have retained Mike Martin to represent us in our home purchase'. For new construction, arrange with me to accompany you on your first visit.
  6. Make any and all offers on any home through Mike Martin.
  7. Understand that you are under no obligation to purchase a home.
  8. Understand that in return for providing these services, you owe Mike Martin nothing if you do not buy a home. My fee is paid by the seller of any home that you purchase, or any 'for-sale-by-owner' seller or builder, if they 'cooperate' with REALTORS®.
  9. If you find a home that is 'for-sale-by-owner' or being sold by a builder, you agree to notify Mike Martin immediately and he will contact the seller to determine whether they 'cooperate' with REALTORS®.
  10. If I meet or exceed your expectations, you agree to recommend my services to your friends, family, neighbors and colleagues.
